Concept of Quality Regarding Interior Painting

At BMCP our goal is to enhance the beauty of your home with the right colors, appropriate paint products, researched “best practice” processes, knowledgeable painters and hallmark attention to detail. We strive to always deliver a complete, professional and trouble-free project to our clients.

With our on-site quote consultation, we walk you through the consideration of which specific products are best for your particular project (often different products / processes are needed for different aspects of the project). We also discuss with you considerations regarding sheen (shininess), washability, durability, emissions, and color. BMCP is constantly acquiring knowledge about new products, field performance, and technical data. We can even provide an on-site visit with a professional colorist if you like.

Our thorough pre-painting “Implementation Success” process ensures that the project moves smoothly. We document of any client special needs or request, provide a room-by-room / surface-by-surface color & sheen schedule for client review and approval, clearly coordinate anything we need from the client, and provide a preliminary invoice for client review and approval. We also prepare a detailed work order package for the crew leader so that they are well-versed and prepared for the project. All of our Crew Leaders are ready to interact with you and provide excellent customer service.

At the the start of the project, we are ready to move any heavy furniture and cover with plastic film. All floors are covered with dropcloths before the preparation begins. Drywall imperfections including nail holes, divots, cracks and nail-pops are expertly repaired. Wall hangings and drapery are covered or taken down. Switch plate and outlet covers are removed and marked for proper replacement. All painting surfaces are properly prepared, ensuring that that they are “dull, clean, tight and dry” for best appearance and durability. Loose or flaking paint and caulk are removed. Walls, ceilings are and trim are lightly sanded and dusted. Appropriate primer is applied to new drywall material, bare wood and uncoated metal.

Paint is expertly applied to manufacturer’s specifications for coverage, temperature and humidity. In-process quality checks are employed to assure that there are no drips, sags, holidays (voids) or improper texturing. Without proper application, paint surfaces can be permanently damaged. BMCP adheres to or exceeds painting standards set forth by PDCA (Painting and Decorating Contractor’s of America). If multiple coats are being applied, ample time for curing between coats is allowed. A final inspection is done by the crew before reviewing with the client.

Dropcloths are removed, masking materials disposed, and the area is swept and cleaned. Furniture is restored. Any excess tinted paints for touch-up are reviewed and left with the client for future use. Advice for proper storage is given.

Special processes issued by the EPA for lead-based paint surfaces must be followed. BMCP is a certified Lead Renovation Company.

BMCP believes that there are 4 essentials for producing a long-lasting and beautify exterior painting project:

  1. Thorough preparation,
  2. Application of appropriate premium products,
  3. Cleaning the painted surfaces every other year (at least),
  4. Thoroughly inspecting the project & addressing issues on a regular basis.

We will also thoroughly inspect the home for rotted wood, delaminated siding, masonry cracks and missing flashing and provide a detailed list of repairs (see “Concept of Quality Regarding Wood Replacement”). BMCP is constantly acquiring knowledge about new products, field performance, and technical data. We can even provide an on-site visit with a professional colorist if you like.

Weather is an important consideration and the project will be scheduled accordingly. At BMCP, our commitment is to paint or stain your home only inappropriate conditions. In addition to complying with manufacturer’s specification, we follow BMCP’s own standards which are generally more conservative and safer for your home.

The house is carefully and thoroughly power-washed to achieve complete mildew and algae removal and to remove dirt and debris. Special care is taken to protect plants, outdoor fabrics, etc. Outdoor furniture & accessories are moved out of the way, and all light fixtures, other mounted items, and vinyl / clad windows are masked before the painting begins. Rotted wood is replaced, loose paint is scraped and feather sanded, and loose caulk is removed. All painting surfaces are properly prepared, ensuring that that they are “dull, clean, tight and dry” for best appearance and durability. All seams and crevices are sealed with premium caulk. Appropriate primer is applied to siding, bare wood and uncoated metal.

BMCP offers a complimentary annual inspection of the project during the warranty period. This ensures that any problems that develop can be noted and taken care of to minimize damage and expense.

BMCP’s Concept of Quality Regarding Rotted Wood Replacement

Generally, window and door components with be replaced in their entirety (i.e., not small pieces / e.g., an entire 7-foot door jamb) unless specifically noted.   Longer trim components or siding to be replaced at least 2 feet away from closest detectable rotted area, if possible, to minimize the risk of wood-rot fungus infection to neighboring wood. In general, trim pieces shorter than 8-LF will be replaced in their entirety. Because wood rot fungus is a pervasive and contagious infection, we carefully inspect and seek out soft areas where wood rot has already started but is not yet visible.  Our proactive replacement of these pieces will prevent further damage and cost in the future.  We do not use putty or epoxy resin on wood rot, as this is only a temporary solution and will not prevent future rot.
